SB 9 (often written SB9) lets you build two homes on a single-family lot in California, with or without splitting it. The main SB 9 requirements: the lot is in a single-family zone, and it is not excluded. Excluded lots include rent-controlled or recently rented homes and historic properties. In the City of Los Angeles, LADBS points owners to the SB 9 Eligibility Checklist on ZIMAS.
Beaver builds SB 9 projects for homeowners and investors in Los Angeles, from the lot check and plans to permits and construction.

A2What you can build
OptionsTwo homes, split, ADUs
How many homes can I build with SB 9?
Without a lot split, SB 9 allows up to two homes on your lot, plus ADUs. With a lot split, each new lot can have two homes.
Can I build a second house on my property? On a single-family lot in Los Angeles, SB 9 often allows it, with or without an ADU. The free lot check is the first step.
SB 9 or ADU: which one, or both?
An ADU is a smaller second unit next to your home. SB 9 lets you build a second full home on the lot. On many lots you can do both: our Northridge job has SB 9 homes and ADUs on the same lots.

SB 9 without a lot split
Two homes on your lot, plus ADUs.

Split the lot
Two lots, up to two homes on each.

Homes + ADUs
Add ADUs to the SB 9 homes.

The breezeway: our solution in Northridge.
On our Northridge job we joined each main house to its ADU with a 10 by 10 ft breezeway. That let unused square footage from the house go to the ADU, so each one-story ADU is 3,600 sq ft.
Our own team draws the plans, finds the most homes and square footage the lot allows, and builds it.

ClientsHomeowners to investment groups
From a single ADU to large developments. One team, one process.
Beaver works with homeowners, private investors, investment groups, institutional investors, hedge funds and overseas property owners, and alongside the banks and construction lenders that finance them.
Adding one ADU or managing several properties, you get the same team, the same systems and the same standards.
Northridge was 8 homes built at once, and it is one of many. We run several developments in parallel: we check the lot, draw the plans, coordinate engineering, pull the permits, set the budget and build to completion.

Case study: 8 homes on 2 lots in Northridge.
We partnered with an investor and built 8 homes for them in Northridge, all at the same time.

1Demolition
The old house comes down.

2Cleared lot
Both lots cleared and graded.

3Foundations
Footings for every home, poured together.

4Framing and roof
All homes framed at the same time.

5Siding and roofs
Siding, roofs and solar go on.
The problems we solved on this job.
- More square footage
A 10 by 10 ft breezeway joins each house to its ADU, so the ADU can use the square footage the house doesn’t.
- Eight homes at once
One in-house team ran both lots at the same time, from demolition to the finished homes.
- The investor’s return
We planned the lots for the most homes and square footage the rules allow.
- No lot split
We built under SB 9 by right, so the lots never had to be split.
A7Before you sign
Before you signChoosing an SB 9 builder
Don’t be this homeowner.
He hired the lowest bid before anyone checked the lot.
- Day 1. A low bid, a handshake, and plans “we’ll sort out later.”
- Month 3. The plans come back from the city. Too big for the lot.
- Month 6. Redesign, new engineering, a second round of plan check.
- Month 9. Still no permit. The loan keeps running.
An SB 9 home starts around $450 per sq ft. Don’t make that decision on a handshake.
Ask who checks the lot, who designs it, who pulls the permits, and who still answers the phone when something goes wrong. At Beaver, it’s the same team from the lot check to the keys, and we’ve been doing it in Los Angeles since 2006.
